How do I pay my ground rent?
There are a number of ways to pay your ground rent. You will be asked for your property reference number when paying your ground rent. Please make sure you have this to hand.
Pay:
• Online using a credit or debit card.
• Using our 24hr automated telephone service, by dialling 0208 238 6380 and selecting option 1.
• By cheque/postal order made payable to Simarc Property Management Limited and addressed to Simarc Property Management Limited, Building 4, Imperial Place, Elstree Way, Borehamwood, Hertfordshire, WD6 1JN
Please note we do not accept payments by BACS or by standing order.

How can I change my correspondence address?
If you have already registered on our website, please log into your account, select ‘Change address for correspondence’ where you can view and update your contact details.
If you do not have a web account set up you can provide this information by completing the online form
Alternatively, please email registration@simarc.co.uk with your property reference number/property address, together with your new correspondence address/email address and confirmation of your correspondence preference (post/email).
Please note we are unable to send correspondence to addresses outside the UK and therefore we will require a valid UK postal address. If you are unable to provide a valid UK postal address, please provide a valid email address to which we can send all correspondence.
How long does my lease last?
Each lease specifies a lease term, typically 99 years, 125 years or 999 years. The lease also specifies the date of commencement of the term. It is therefore relatively straightforward to calculate how many years are currently left on the lease. If you do not have a copy of your lease we may be able to provide you with a copy. A fee will be payable.

If you live in a house you will usually be responsible for the buildings insurance yourself.

Firstly, please accept our sincere condolences for your sad loss.
In order for us to update our records, please kindly provide us with a copy of the Death Certificate and Grant of Probate as soon as these become available by emailing leases@simarc.co.uk
If the property has been formally transferred to a beneficiary or Executor, we will require a copy of the Notice of Transfer to be emailed to notices@simarc.co.uk
Please note that until we have received the above documentation we will be unable to discuss or update the account.
Furthermore, it is the responsibility of the Executor of the Estate to deal with all matters relating to the property, including any outstanding payments and ground rent payments that fall due, as per the terms and conditions of the lease.
